Create a deal

Start a transaction from a property address and keep your whole pipeline in one place.

A deal (you'll also see transaction) is the container for one property sale: its documents, extracted facts, disclosure checklist, requirements, and deadlines.

Create one

On the Transactions page, click Transaction (top right). You'll get a New Buyer Deal or New Listing Deal dialog depending on which side of the board — Buyers or Sellers — you're currently on; that toggle is what sets the deal's side. Fill in:

  • Deal name — e.g. 123 Main St, Oakland — Sale.
  • Property address — start typing and pick the address from the suggestions. This is the important one: picking a suggestion ties the deal to that exact property, which drives the POS requirements and the disclosure checklist. The APN fills in on its own — from the suggestion when you pick one, otherwise resolved from the address.
  • City and ZIP — pre-filled when the address resolves.
  • Buyer / Seller category — which column of that side's board the deal starts in (defaults to the first column).

Click Create Deal, then head to the Documents tab to upload the paperwork.

Working the pipeline

The Transactions page is a kanban board built to hold your whole book of business:

  • The Buyers / Sellers toggle switches between your two boards; each groups its deals into the columns (categories) you define. Cards are ordered most-recently-updated first within a column — move a deal to another column as it progresses.
  • Already tracking deals in Follow Up Boss? Use Import from FUB to pull them in.
  • Finished or dead deals can be archived — find them again under Archived.

Make the stages your own

Everyone runs a different pipeline. Use the gear next to the board's Buyers / Sellers toggle to rename, reorder, add, or remove the categories on that side's board. Each category has an In flight switch: deals in an in-flight category feed the calendar, reminders, and automated email drafts. Renaming or removing a category leaves its deals where they are — they keep their column until you move them.
