The product

Your entire transaction, working from one file.

Open a transaction once and work it end to end. LetterScript reads your documents, builds the record, derives your contract deadlines, and gives you your own workflow checklist, a team on any file, email, chat, CRM sync, California point-of-sale research, and apps for iPhone and Android — all attached to the property.

Time savings

Save hours on a typical transaction — often about 10.

A coordinator spends the better part of two working days on a typical financed California resale. LetterScript does the mechanical parts — extraction, deadlines, disclosure tracking, and research — so much of that time comes back to you, typically 7 to 12 hours per file.

Document engine

The engine reads what you already have

The documents never arrive in one place or one order — a contract emailed by escrow, a disclosure scanned at a signing, an addendum forwarded three weeks later. The engine reads each one against 275+ California form types, checks it against itself and against everything else on the file, works out what governs now, and turns that into the things you act on: the milestones on your calendar and the point-of-sale requirements this address still owes.

What you get
  • Identifies every document in your upload against 275+ California form types — association and statutory forms, third-party reports, escrow and lender documents
  • Takes them however they come — one at a time, ten to a PDF, by email, scan or upload, weeks apart and in any order — and files each one where it belongs
  • Reads scans as well as exports — built-in OCR, so a phone photo of a signed page is a document like any other
  • Works out the current source of truth: counters and addenda supersede what they restate, agreement across documents is noted, and a genuine disagreement is flagged rather than resolved
  • Audits each document against itself — a page reading differently from the rest, or a figure that can’t be true, comes back with both readings
  • Cites the page for every extracted value, and flags low-confidence reads for a human instead of burying them
  • Checks the property matches the transaction, so a misfiled disclosure surfaces before it disappears into the wrong file
  • Schedules the milestones the governing documents imply — contingencies, appraisal, loan, close — with weekends and holidays rolled, and re-derives them when a later document moves a date
  • Correlates your forms to the address’s point-of-sale requirements, so each disclosure or certificate ticks off the local item it satisfies and what’s left is a real gap list
  • Suggests the next step — the one thing the transaction is waiting on, from what the documents currently say
Transaction record

Upload the documents — the transaction record builds itself

Drop the whole file, not just the contract: the purchase agreement, counters, addenda, disclosures, inspection reports, and escrow documents. LetterScript reads typed and scanned pages alike and reconciles them into one structured, editable transaction record — parties, price, key dates, contingencies, and property details. A counter offer supersedes the original price, an addendum moves the close date, and anything the documents genuinely disagree on is flagged for you instead of quietly overwritten.

What you get
  • Reads typed and scanned PDFs alike, with built-in OCR
  • Parties, price, and dates extracted across the whole document set — not just the contract
  • Counters and addenda supersede what came before; real disagreements are flagged, never silently resolved
  • Each document audited against itself — a page that reads differently from the rest, or a figure that can’t be true, is surfaced with both readings
  • Every field is editable — the AI proposes, you stay in control
  • Misfiled-document guard when a file’s property doesn’t match the transaction
  • Source citations link each value to the document it came from — usually down to the exact page
What it isn’t
Not your forms provider.
We store and reproduce no C.A.R. or association forms — you get those where you get them today, through your brokerage or your association. Government forms are public records: we name the ones your parcel calls for, link you to the issuing agency, and keep some blanks beside that link. Confirm the current edition with the issuer before you file.
Not a filler.
Nothing is typed into a form, generated as one, or exported as one. The engine reads; signing and completion stay exactly where they are.
Not training data.
Your documents are encrypted at rest and never used to train AI models — not by us, not by our processing providers.
Not affiliated.
LetterScript is not affiliated with, endorsed by, or sponsored by the CALIFORNIA ASSOCIATION OF REALTORS®. Form names and codes are trademarks of their owners, used here only to identify documents.
Timeline & deadlines

Your contract deadlines, derived — with the next step suggested

From the accepted contract, LetterScript lays out the transaction timeline — deposit, disclosure review, inspection, appraisal, loan, and close of escrow — and puts each derived date on your calendar, with email reminders one toggle away. A suggested next step keeps the transaction moving from acceptance to close.

What you get
  • Contingency and closing dates derived straight from the contract, with weekend and holiday rolling
  • A guard so no contingency lands on or after close of escrow
  • A calendar view plus one-toggle email reminders that land in your inbox ahead of each date
  • A clear suggested next step on every live transaction
  • A buyer- and seller-side purchase timeline
  • Dead transactions drop off the calendar automatically
Transaction collaborators

Spin up a team around any transaction — invite anyone in one click

Loop a co-agent, transaction coordinator, escrow officer, or your client into a single transaction. Send an email invite as viewer or editor — no shared login, no seat to buy. They accept with one click, and the transaction lands on their dashboard, badged shared.

What you get
  • Invite by email as viewer or editor — scoped to one transaction, not your whole account
  • No account required — one click to accept and they’re in
  • Up to 25 collaborators per transaction, at no extra cost — never a per-seat fee
  • Collaborators share the documents, deadlines, disclosures, and assistant; the transaction’s email inbox stays with its owner
  • Revoke access anytime; every transaction keeps its own team
Document smart chat

Ask the whole file anything — and get an answer you can verify

Chat across the entire transaction file and its point-of-sale data. Ask what’s missing, what’s due next, or what a clause means. Answers are grounded in your actual documents, with clickable citations to the source — built to say “it’s not in the file” rather than guess.

What you get
  • Reads your actual documents before it answers — not the open web
  • Source citations you can click to verify, back to the page
  • Scope a question to a transaction, a folder, or a single document
  • Plain-English answers you can forward to a client
iPhone & Android app

The whole transaction file, in your pocket

LetterScript travels with you. Scan paper documents wherever you’re handed them and they land in the transaction file, get a push notification the moment a deadline needs you, and pull up any transaction — or look up any California address — from the field.

Download on the App StoreGet it on Google Play
What you get
  • Scan with your phone’s camera — pages file into the transaction as a clean PDF
  • Push notifications for deadline reminders, processed documents, and transaction email
  • Your transactions, documents, and transaction chat, on the go
  • The free California address lookup, from the field
Transaction email

A mailbox for every transaction, and outbound that stays on file

Every transaction gets its own Cc address, and each address maps to exactly one transaction — so nothing misfiles. Cc it on any email and the message files itself into the right transaction; attachments from verified transaction parties become documents automatically. Send outbound straight from the app and it’s logged to the transaction too — your correspondence lives with the file, not scattered across your inbox.

What you get
  • A unique Cc address for every transaction
  • Inbound email captured automatically to the transaction
  • Global outbound, logged back to the transaction
  • Attachments filed into the transaction’s documents
Point-of-sale research

Point-of-sale research is part of the package

Every transaction includes statewide property research. The address resolves to its property, and the wildfire, flood, seismic, sewer, and jurisdiction findings land on the transaction automatically — water heater bracing, sewer lateral compliance, defensible space, smoke and CO alarms, alongside the Mello-Roos disclosures the address triggers. It’s a research head start, not the last word: coverage and local detail vary by jurisdiction, so always confirm each requirement with the city or county before close.

What you get
  • Fire, flood, seismic, sewer, and jurisdiction zones — resolved from the address
  • 12.3M properties covered across all 58 California counties
  • Local point-of-sale ordinances matched to the transaction’s disclosure requirements automatically
  • Mello-Roos / CFD lookup by address
  • A free public address lookup — no account needed
CRM sync

Your contacts and transactions, pushed to your CRM

Buyers, sellers, lenders, and agents are pulled from the contract into the transaction’s people roster automatically — no retyping from PDFs. Link a transaction to Follow Up Boss and its requirements, deadlines, and close date push back over, with the stage kept in sync.

What you get
  • Parties auto-extracted from the contract
  • Synced with Follow Up Boss — more CRMs coming
  • Contact details enriched from the file
  • Transaction stage kept in sync as the file moves
Form sets

Answer the deal. Get the forms it actually needs

Every transaction opens on its Workflow tab with a short questionnaire about the deal in front of you — which purchase agreement, how the buyer is paying, who is signing and in what capacity. Answer it and you get the exact C.A.R. forms the deal calls for, each one naming the answer that put it on the list. Building the list is ours; ticking one off stays yours.

What you get
  • Answers drive the set — no template to maintain, and no list that is right for someone else’s deal
  • Asked once per signer where it depends on the signer, so a trust and an estate on one file each get their own answer
  • Every form names the answer that put it there, so you can see what changing an answer would add or drop
  • Where a form’s own printed capacity runs out — two representative signers to an RCSD, four to an ASA — you are told how many copies you need
  • Save the set on the transaction and tick forms off as you collect them; refining an answer never un-ticks work already done
  • Nothing marks a form collected behind you

And more of the busywork, handled.

Automatic document classification

Every upload is classified against 275+ California real-estate form types, so the transaction’s checklist knows what’s landed, what’s still missing, and which pages read low-confidence and want a look.

Misfiled-document guard

LetterScript checks each document’s property against the transaction and flags anything that doesn’t match — built to catch a misfiled disclosure before it disappears into the wrong transaction.

Closing-statement check

Final settlement figures are extracted and diffed against the transaction record, so a mismatch surfaces for your call before the close table, not after.

Defensible audit trail

Every document edit and in-app send is logged — who, what, and when — in a tamper-evident, hash-chained trail you can stand behind if a transaction is ever questioned.

Deadline reminders

Turn the derived deadlines into email reminders that land in your inbox ahead of each date, on a schedule you control.

Encrypted storage

Every document is encrypted at rest and never used to train AI models — your data stays yours.

FAQ

Questions about how a transaction works.

Do I get the forms from LetterScript?

For C.A.R. and association forms, no — LetterScript reads the documents you upload, tells you which forms your deal calls for, and shows what’s in the ones you already have. You obtain and complete those exactly as you do now, through your brokerage or your association, and nothing here replaces your forms provider. Government forms work differently: those are public records, so we link you to the issuing agency and keep many of the blanks one click away under Your forms.

You name C.A.R. forms — are you licensed by them?

No, and we aren’t a substitute for them. We name forms the way you do on the phone — to say which document is which. LetterScript is not affiliated with, endorsed by, or sponsored by the CALIFORNIA ASSOCIATION OF REALTORS®, and stores or reproduces no C.A.R. form content. Government forms are a separate matter — those are public records, and you’ll find them under Your forms with a link to the issuing agency.

What can it actually read?

Purchase agreements, counters and addenda, statutory and association disclosures, inspection and Natural Hazard Disclosure reports, escrow and lender documents — 275+ California form types, typed exports and scanned copies alike. Anything it can’t place confidently is flagged for you rather than guessed at.

What counts as a “transaction”?

One transaction is one transaction — a single property file you work end to end. Creating a transaction uses one transaction; your first one is free.

What documents can LetterScript read?

The California Residential Purchase Agreement (RPA), counters and addenda, disclosures, inspection and Natural Hazard Disclosure (NHD) reports, and escrow documents — standard PDFs, typed exports and scanned copies alike, read with OCR and classified against 275+ California form types.

How much time does it actually save?

On a typical financed California resale we estimate around 10 hours per file — typically 7 to 12 — by taking over the mechanical work: extraction, deadline derivation, disclosure tracking, and property research. You still verify the output, order third-party reports, and handle the human coordination. The full per-task math is on our home page.

How are the deadlines calculated?

They’re derived from the dates and contingency periods in the accepted contract, with weekend and holiday rolling, then placed on your calendar with reminders. LetterScript also checks that no contingency is dated on or after the close of escrow.

Can I edit what the AI extracted?

Yes. Everything LetterScript pulls becomes an editable transaction record — you can correct, accept, or override any value. The AI proposes; you stay in control of the file. Where documents disagree, or a document contradicts itself, both readings are surfaced rather than one being picked for you.

Can I share a transaction with my team?

Yes — invite up to 25 collaborators per transaction as viewer or editor, at no extra cost and never a per-seat fee. They don’t need an account first; one click on the emailed invite gets them in. Collaborators share the documents, deadlines, disclosures, and assistant, while the transaction’s email inbox stays with its owner. Access is scoped to that one transaction and you can revoke it anytime.

Is there a mobile app?

Yes — LetterScript is on the App Store and Google Play. Scan paper documents with your camera straight into a transaction, get push notifications for deadlines and processed documents, and open any transaction or the free address lookup from the field.

Can I change the workflow checklist?

Completely. Every new transaction opens with a standard checklist for the side you represent — one outline for buying, one for selling. From there you can rename, reorder, add, and delete phases and steps on that file alone, and no other transaction is affected. Nothing completes or rewrites a step behind you.

How does transaction email work?

Every transaction has its own Cc address, and each address maps to exactly one transaction. Cc it on an email and the message and attachments are filed into that transaction automatically. You can also send outbound from the app, and it’s logged to the transaction.

Which CRMs do you sync with?

Follow Up Boss today, with more on the way. Parties are extracted from the contract and pushed automatically, so you’re not re-typing contacts.

Where do point-of-sale requirements work?

Transaction management works statewide across California. The address-level point-of-sale requirements — the certificates and disclosures a property triggers — are available across California: wildfire and earthquake-fault zones resolve statewide and flood covers over 99% of properties, while local detail like sewer-lateral and Mello-Roos varies by jurisdiction. Rules change and the list may be incomplete, so always confirm each requirement with the city or county. There's a free public lookup, no account needed.

Is my data private?

Your documents are encrypted at rest and are never used to train AI models — by us or our processing providers. We use enterprise model infrastructure specifically so your data stays yours.

Do I need a credit card to start?

No. Your first transaction is free. After that you buy transactions as you need them — no subscription and no monthly bill.
