The transaction builds itself.

LetterScript reads the whole package — parties, price, contingency dates — and lays out your deadlines and next step, each linked to the page it came from.

YOUR CALL
How it works

From a pile of PDFs to a working timeline.

No template to set up. Start with whatever documents you have, in whatever order they arrive.

  1. 01

    Send it in

Upload the PDFs, snap a page with your phone, or Cc the transaction’s own email address on the thread. Any order, weeks apart.

  2. 02

    It reads the file

Each document is read against the rest of the file: which one sets the price, which moved the close date, and where two of them disagree. Every value links to the page it came from.

  3. 03

    You run the timeline

Deadlines are counted from the accepted terms, with weekends and holidays rolled, and move when a later document moves them. You see the next step, and which local requirements your documents already cover.

Plus a suggested form set for each deal

Built for agents who do their own paperwork, and the coordinators who do it for them.

AI assistants

Ask ChatGPT or Claude about your transactions.

LetterScript is listed in the ChatGPT and Claude directories. Add it once, choose which transactions it may read, and the assistant you already work in answers from your actual file — dates, parties, what the contract says, which disclosures are still missing — instead of asking you to paste the contract in.

  • “What are the upcoming deadlines on Benvenue?”
  • “Which point-of-sale disclosures does this property still need?”
  • “What does the purchase agreement say about the inspection contingency?”

Open the LetterScript listing and press Install plugin. You sign in to LetterScript and pick the transactions it may read when ChatGPT first needs them.

Add in ChatGPT

In Settings → Connectors, search for LetterScript and add it. You sign in and pick the transactions it may read the first time you ask about one.

What it can and can’t do
What it can read — only in the transactions you approve
  • Your transactions — address, stage, price and projected close
  • The transaction record — parties, deposits, escrow and key dates, with the document and page each came from
  • Live deadlines, how each was counted, and the suggested next step
  • Point-of-sale requirements, and which disclosures your uploads already cover
  • Short passages from your documents, with the page they came from
What it can’t do
  • Send anything — no email, invitations or replies
  • Change anything — the record, deadlines, documents and collaborators stay as you left them
  • Spend anything — no purchases, plan changes or card access
  • Open a whole document — search returns short passages, never the file
  • See a transaction you didn’t approve

Social Security and taxpayer ID numbers and wire instructions are masked before anything is returned — a strong filter, though a badly scanned page can defeat it. Once an answer reaches ChatGPT or Claude, that provider’s own terms govern it. The full setup and security guide.

Common questions

Do I need my own forms?

Yes. Bring the signed copies from wherever you get your forms today. LetterScript reads and identifies them; it doesn’t supply blank forms or fill them in for you.

Do I have to leave my broker’s transaction system?

No. Upload copies of the same documents you keep there. LetterScript doesn’t connect to it or replace it.

What if it reads something wrong?

Every value links to the page it came from, so checking one takes a click. When two documents disagree, it flags the conflict for you to decide instead of quietly picking one. Treat the dates as a careful first draft you confirm.

Is my clients’ data used to train AI?

No. Your contracts and client data are never used to train any AI model — by us or our providers.

Does it cover my city?

Address lookups cover all 58 California counties and 12.3 million properties. Coverage and local detail vary by jurisdiction, so always confirm with the city or county.

What does it cost after the free one?

$3 per transaction with no plan, or a monthly plan if you open a few a month. Never per seat — the pricing cards above have the details.

Try it on the deal you’re working now.

Your first transaction is free. After that it’s $3 a transaction, and there’s no credit card to start.
